This session will dive into the market realities of private financing: the demands and limits various private funding sources place on projects and how that impacts the amount of private investment a developer is able to raise. This session will give you an understanding of how these dynamics may come into play for your local development project(s) and why there may be a need to supplement private sources with public funding to get the job done. From comparing costs between sites to a detailed proforma analysis, you’ll learn the importance of the “but for test” and how to support that finding in practice for TIF Districts and other public resources. We will also discuss the potential impacts of grants and public loans, as well as how a public revenue stream, whether from tax increment or abatement, can create additional funds that can be used to for project costs.
