Mosinee School District, located in Central Wisconsin, is home to three main schools, Mosinee Elementary, Middle School and High School. The District is home to 2,000 students. Prior to 2016, the District recognized the need to upgrade and improve its electrical, lighting, air quality, heating, temperature control, air conditioning, and air handling systems. The District ran two unsuccessful bond elections in 2016 and 2017, which included the needed upgrades as well as major renovations, building additions and maintenance and system improvements.

The St. Croix River Education District (SCRED), a six-member educational cooperative district, provides special education and alternative learning programs in east-central Minnesota. Three of its member districts, Pine City, Hinckley-Finlayson and East Central, have a long history of working together on the SCRED-operated "Vision" program, which serves students with emotional and behavioral disorders.

The facilities in the White Bear Lake Area School District were an average of 50 years old and could not accommodate the community's rapid growth and shifting demographics. Most notably, the District needed a new elementary school and a single high school campus rather than the two existing campuses. The list of deferred maintenance projects was extensive; a facilities assessment and plan yielded a list of capital needs that exceeded $500 million.

The Lancaster, Minnesota, School District serves an area with a population of 852 people, with agricultural property making up approximately 80% of its tax base. When one of the School District's multiple Operating Referendums approached expiration in 2021, the District planned to renew the levy. Ehlers analyzed the District's current debt and the community's tax base and proposed a Capital Project Levy instead of renewing the existing Operating Referendum, which generated revenues only from residential and commercial properties.

Tracy Area Public Schools' voters approved both a School Building Bond and a Capital Project Levy in 2014. With those obligations soon set to expire and facilities in need of ongoing deferred maintenance and improvements, the District needed to determine how best to finance $26 million in improvements. Ehlers worked with the District to analyze options for financing its projects through a combination of Board-Approved Bonds and a $7.565-million Bond Referendum.

The Town of Winter Park, Colorado discovered a lack of local housing available to a large portion of their workforce. The Town sought to develop 160 new housing units, to include a minimum of 70 rental units in order to better complement their downtown area and foster better community ties.

The City of Marinette, Wisconsin was seeking guidance to finance a new recreation center to attract and host concerts and trade shows and support multiple sporting activities for the community.

The Rushford-Peterson School District of Minnesota overcame challenges of facing limited state financial assistance and gaining voter support in order to maintain, upgrade and make additions to their two existing school buildings serving over 700 students.

The Village of Mount Pleasant, Wisconsin was chosen by Foxconn Technology Group to house its new manufacturing campus planned to produce LCD panels for multiple industries. The Village discovered a need to extend utilities and infrastructure at a cost over $200 million.

The Village of Slinger, Wisconsin intended to transfer their service area territory to the Wisconsin Electric Power Company. The Slinger Electric Utility would need to issue debt in order to accomplish this goal.

The Village of Union Grove, Wisconsin sought a redevelopment initiative to provide rental housing, create additional retail spaces and improve their downtown public infrastructure. The site chosen had previously been used as a mill, creating a contaminated environment challenge.

In 2015 the City of Cedarburg desired a high-quality solution to redevelopment of a prominent downtown location after the closure of St. Borgia Catholic school. In order to secure financing and keep within architectural requirements, tax incremental financing was needed.

The Village of Ootsburg, Wisconsin had planned to upgrade its Wastewater Treatment facility while welcoming a new business entity that would create a potential Tax Increment District as well as be a noteworthy addition to their sewer system. Funding the Wastewater facility upgrades proved to be an obstacle to these goals.

In 2016, Minneapolis established an agreement with stakeholders for the refurbishment of the Target Center. The City's participation in the project had been established at $74 million, which was intended to be debt financed and repaid from various funding/revenue sources.

Hennepin County established a funding program to advance transit-oriented development (TOD) projects that demonstrated a financial gap and an ability to proceed with funding support. 

Anoka, Sherburne and Hennepin counties envisioned a rail system that would serve their burgeoning communities as traffic became more congested.

The Twin Cities Army Ammunition Plant in Arden Hills, Minnesota has stood at the center of multiple potential redevelopment initiatives, debates and false-starts for more than two decades.
